Overview

The Buyer is responsible for the efficient procurement of materials, plant, and equipment required for construction projects. This role ensures that all site requirements are fulfilled on time, within budget, and in line with project schedules. The Buyer works closely with site teams, suppliers, and logistics providers to maintain smooth operations and avoid delays.

Key Responsibilities

  • Procurement & Ordering
    • Source and order materials required for construction sites in line with project timelines.
    • Ensure cost-effective purchasing while maintaining quality standards.
  • Maintain accurate records of orders, deliveries, and supplier communications.
  • Delivery & Logistics Management
    • Coordinate and monitor deliveries to ensure timely arrival on site.
    • Arrange logistics and transport for materials and plant equipment.
  • Proactively manage and resolve delivery issues or delays.
  • Supplier & Site Coordination
    • Liaise daily with site teams to understand material requirements and priorities.
    • Build and maintain strong relationships with suppliers and subcontractors.
  • Communicate effectively to ensure alignment between procurement and site operations.
  • Issue Resolution
    • Investigate causes of delayed or incorrect deliveries.
    • Implement corrective actions and reschedule deliveries as required.
  • Minimise disruption to project timelines.
  • Plant & Equipment Management
    • Maintain records of plant and equipment on site, including hired assets.
    • Ensure plant availability aligns with project needs.
  • Keep plant hire schedules up to date and manage off-hire processes.
  • Reporting & Administration
    • Produce daily procurement and delivery reports.
    • Track order statuses and provide updates to relevant stakeholders.
  • Maintain accurate documentation for audit and compliance purposes.
  • Team Support
    • Assist the plant team when required, including covering responsibilities during absences.
  • Provide support in managing plant logistics and coordination.

About the Role

We are seeking a motivated and commercially aware Surveyor to join our growing team. This role offers the opportunity to take ownership of defined project packages, working across a range of systems including dry lining and façades.

You will play a key role in the day-to-day commercial management of projects, ensuring cost control, accurate reporting, and strong client relationships.

Key Responsibilities

  • Manage project costs, budgets, and commercial performance
  • Prepare and submit Applications for Payment
  • Assess and price variations independently (with support where required)
  • Monitor labour and project budgets to ensure profitability
  • Administer and review contracts
  • Manage subcontractor packages effectively
  • Attend and lead project meetings with clients and stakeholders
  • Identify and mitigate commercial risks
  • Build and maintain strong client relationships

What We’re Looking For

  • Minimum 2 years’ experience in a surveying or similar commercial role
  • Strong understanding of construction processes (dry lining, SFS, façade systems preferred)
  • Confident decision-making and ability to manage packages independently
  • Excellent communication and negotiation skills
  • Good contractual awareness
  • Proficiency in Excel and reporting tools
  • Ambition to develop professionally (HNC/Degree progression supported)

Key Responsibilities

  1. CIS payment Processing
    • Calculate subcontractor payments using company specific timesheets, including labour and materials split
    • Apply correct CIS tax deductions (0%, 20%, or 30%)
    • Prepare and process weekly subcontractor payments
    • Generate remittances and deduction statements.
  2. Subcontractor Verification
    • Verify subcontractors with HM Revenue & Customs before first payment
    • Maintain accurate subcontractor records (UTR, NI number, company details)
    • Ensure correct CIS status is applied
  3. Compliance & Reporting
    • Submit monthly CIS returns to HM Revenue & Customs
    • Ensure compliance with CIS regulations and deadlines
    • Handle corrections, amendments, and late submissions if needed
  4. Record Keeping
    • Reconciliation of labour costs
    • Maintain detailed payment records and audit trails
    • Track deductions and reconcile CIS accounts
    • Assist with year-end processes and audits
    • Producing weekly reports for the MD
    • Document Filing
    • Other tasks as required by the job – and the department.
  5. Queries & Communication
    • Respond to subcontractor queries about payments and deductions
    • Liaise with internal teams (accounts, surveyors, construction site management)
    • Communicate with HM Revenue & Customs when required

Key Skills & Experience

  • Experience with CIS or construction accounting
  • Strong understanding of UK CIS rules and tax deductions
  • Familiarity with payroll/accounting software (e.g., Sage, Xero)
  • High attention to detail and accuracy
  • Good Excel and data entry skills
  • Strong organisational and time management abilities
  • Desirable Qualifications
  • AAT (Association of Accounting Technicians) or similar Finance degree
  • Experience working in the construction sector
